FAQs

Do I always pay 25% on my rental income as a non-resident?

Not always. By filing Form NR6 before January 1 (or before your first rent payment), you can have the 25% tax withheld on your net rental income instead of the gross. This often lowers your tax bill significantly, and we take care of this filing for you.

What happens if I don’t have a Canadian agent?

The CRA requires non-resident property owners to appoint a Canadian agent to handle tax withholding and remittances. Without one, you could face penalties and may need to withhold 25% on gross rental income without the option to reduce it.

Can I still use my property if HM Vacation Rentals manages it?

Absolutely. We work around your schedule so you can enjoy your home whenever you visit. We simply adjust the rental calendar to block off the dates you want.

Do I need to file taxes in Canada if I don’t live there?

Yes, if you earn rental income from a Canadian property, you have to comply with CRA’s tax requirements. Even if you’re abroad, your property generates taxable Canadian rental income.

How do I get my tax refund as a non-resident?

If you filed NR6 and had tax withheld on net income, you’ll file a Section 216 return by June 30 of the following year. HM Vacation Rentals works with tax professionals to ensure your filing is accurate and to help you claim any refund you’re entitled to.
